Real estate wholesaling is when we contract with a seller to purchase their property, and then either buy it ourselves or assign our contractual rights to another buyer (often an investor). This allows sellers to close quickly and investors to access discounted deals.

Are you real estate agents or brokers?

No. We are not real estate agents or brokers and do not represent sellers or buyers in a fiduciary capacity. We are investors and wholesalers — we either purchase properties directly or assign our contractual rights to other investors.

Do you charge commissions or fees?

No. Since we are not acting as agents, there are no commissions or listing fees. Our compensation comes from the difference between our contracted purchase price and the assignment or resale price.

How do you make your money?

When we assign a purchase agreement to another investor, we may earn an assignment fee. In some cases, we complete a double closing. Our profit comes from the spread — not from charging you commissions.

What does it mean when you say “assignment of contract”?

It means that we are selling our right to purchase a property under contract to another buyer. The end buyer then completes the closing and purchases the property.
